Pricing Procedure

Price Estimate

Upon final approval of a house plan for a specific lot, we will generate a complete cost estimate which includes bids from all the necessary sub-contractors and supply houses. An estimate of the price of your home will be generated using these bids.

"Cost Plus" Pricing

In the course of building a custom home there is an evolution of ideas, products and design elements. To eliminate any misunderstandings, we would use "Cost Plus" Pricing, where monthly progress billing is based on actual expenditures accrued in the course of building your home... The contract would state that the customer will be charged monthly, based on actual contractor costs (including labor and 7% overhead) plus 10% profit. Overhead and Profit are not charged on the price of the lot. Copies of all bills would be submitted monthly to the homeowner along with a spreadsheet delineating actual costs versus budgeted costs on all relevant budget line items. This lets the homeowner and builder stay current on all costs.

Construction Changes

Any proposed changes to the home would be researched by Jon Turrell as to projected increase or decrease in costs, and a decision made by the homeowner as to how to proceed. This contract method is less costly, less time consuming, and provides a more pleasant home-building experience.
