Price of Each "Job Cost" Item

Jon Turrell builds Quality Homes by using high-end products, such as cabinets, tile, appliances, light fixtures, etc. If you choose to save money, your home can be built for less by stepping down in price point on cabinets, tile, appliances, light fixtures, etc. The advantage of building your "Custom Home" is that you decide the quality level that you want, and, therefore, the price you will pay for your home.

Lot Price

Each lot is priced for its desirable qualities. The upper lots, 100 and 102 Ponderosa Drive, are more expensive, but increase the value of the homes built on them.

Sloped Versus Flat Lots

Building costs increase on sloped lots such as 100 and 102 Ponderosa Drive. Excavation, earth removal, foundation and framing costs are impacted. The value of a great view is the tradeoff.

Covenants and Restrictions (CC&R's) in the Subdivision

Ponderosa Heights Subdivision has CC&R's in place. The cost of creating good CC&R's is built into the price of the lots, and increases the value of the homes.

Lower Cost of Custom Building

A "Custom Built" home can save you money by eliminating the costs of realtor fees and the higher finance costs built in to a "Spec. Home" price.

Location Value

Ponderosa Heights Subdivision is a cul-de-sac, increasing home values. Home values in the city of Rogue River are historically higher than Grants Pass. The hillside location of Ponderosa Heights, with its' beautiful views, also adds value.

Jon Turrell Quality Homes are built using the highest quality craftsmen possible, increasing not only the value of the finished home, but of your satisfaction in it.

House Design Complexity

More complex designs are more costly to build, and not always necessary. Minimizing the number of outside wall corners and roof complexity in a house design will decrease the cost of building it.
